Six things we do, and do fully.

Each one runs end to end. We do not hand you over to someone else halfway, and we do not stop at the handshake — the registry and the mutation are part of the job.

Service 01

Buying a home

You tell us the budget, the commute you can live with and the school you want to be near. We come back with four to six houses or flats that genuinely fit — each with the asking price, the last three sale rates on that street, and our own view of what it is worth.

We arrange the viewings, walk the property with you, flag the drainage and the damp, and take the negotiation from there. Loan paperwork gets started in parallel so possession is not held up by a sanction letter.

Service 02

Selling your property

Most properties sit unsold because they were priced on hope. We value yours against what actually changed hands nearby in the last quarter, then tell you the number that will move it in six weeks and the number that will take six months.

Listings go out with measured floor areas and proper photographs. We screen enquiries so you are not showing your home to browsers, and we handle the buyer’s advocate through to registry.

Service 03

Plots and land

Plots are where the paperwork goes wrong most often. Unapproved layouts, land still recorded as agricultural, boundaries that do not match the sale deed. We check all of it before you pay token money, and we walk the boundary with a tape.

We also handle agricultural and farmhouse land, including the conversion route where it applies and an honest view of how long that will realistically take.

Service 04

Commercial and retail

A shop is worth what it earns. Before we recommend a unit we count the footfall ourselves at three times of day, check what the neighbouring shops actually pay in rent, and work out the yield on your purchase price.

For office and showroom space we look at parking, load sanction, signage rights and whether the lease permits your trade — the things that surface after you have signed, if nobody checked.

Service 05

Rentals and leasing

For owners: we find tenants, verify them properly — employment, previous landlord, police verification — and put a rent agreement in place that will hold up if things go wrong. For tenants: we show you what is honestly available at your budget, not the bait listing.

If you would rather not deal with the calls at all, we manage the property: rent collection, repairs, renewals and the annual escalation.

Service 06

NRI property services

Managing property from another country is mostly a problem of trust and time zones. We send dated photographs, handle tenants and repairs, keep the tax paperwork straight, and act on a power of attorney where you would rather not fly down.

When you decide to sell, we deal with the TDS deduction, the repatriation limits and the certificate your bank will ask for, so the money actually reaches you.
