We have never opened a second branch. Knowing tricity properly is worth more to you than knowing forty of them from a listing portal.

How this started

Vishesh Properties started in 2008 with a small office, a register on the desk, and a simple belief: a property deal should never be bigger than the trust behind it.

Our first year brought us eleven deals. All were plots. Most came through people who already knew our family.

Eighteen years later, the register is a database and the scooter is a car. Property searches have moved from newspapers and conversations to screens and smartphones. But some things are better left unchanged.

We still visit properties before recommending them. We still question documents that don't look right. And we still tell clients when a property isn't worth their money — even when it means losing a deal.

Because we don't believe our job is to simply sell you a property. Our job is to help you make a decision you'll still be comfortable with years later.

Two of us run the firm. That's a deliberate limit — it means the person who takes your first call is the person who stands beside you when the paperwork is signed.

Four rules we do not bend

We tell you the walk-away number

Before any negotiation we agree the price above which the deal stops making sense. Then we hold that line, even though a bigger sale means a bigger brokerage for us.

Title first, excitement second

No token money moves until thirty years of records, the mutation entry and the layout approval have been read by our advocate. If something is missing, we say so in writing.

One commission, disclosed

1% plus GST from each side, stated at the start. We do not take a cut from builders to steer you toward their stock, and we will tell you when a builder has approached us.

We turn down listings

Disputed titles, unapproved layouts and sellers who want the price inflated on paper — we pass. It costs us deals and saves our clients years in court.
